At last a Mortgage product specifically designed to help Self Employed people into their own homes or refinance and existing one.

Many Self Employed people cannot get a Bank mortgage because either they have not been trading long enough or cannot provide the financial information the Bank requires. Up to now the only alternative was a short term Finance Company loan at over 10% interest.

This has all changed with The Mortgage Lender 'Self Employed Plus' details are below:

  • Minimum trading period only 12 months (must be verified by GST registration or similar).
  • NO financials are required and usually NO bank statements.
  • Income declared must be within Industry Norms.
  • Maximum 75% loan to value, subject to property type and location.
  • Written Conditional Approvals usually within a hour.
Rates:
  • Up to 60% LVR from 7.05% variable
  • Up to 65% LVR from 7.15%
  • Up to 70% LVR from 7.55%
  • Up to 75% LVR from 8.25%
Fees:
  • No upfront fees
  • A Registered Valuation will be required, instructed by Lender upon Offer acceptance
  • Rebateable Establishment fee. This is included in the advance and is refunded as long as the loan is not in arrears and is not repaid within three years. $2495
  • Lender title insurance, discharge and admin fees apply
  • A 0.5% Broker fee will apply to all Settlements, this is only paid upon successful processing and settlement of a loan arranged by The Mortgage Lender.

House Inspections

Generally there is no requirement for any inpection to be made when buying a house. Amazingly most people do not have the property they are buying professionally inspected even though the 'leaky home' situation is huge and property is still being built that will leak! The only true method of finding out whether or not a property is leaking is to have a 'thermal imaging' report done. This is really important when the house you are looking at is under 20 years old and is clad, rather than brick.
